Plumbing Across Melbourne

Orrong Road, Elsternwick

This innovative residential project involved the conversion of two churches into seven triple-story townhouses and three apartments. Our scope of works extended from a complete package of all internal civils, fire and hydraulics to an extensive drainage undertaking.

We were brought onto the project to create a new drainage outlet which would terminate opposite the project into a newly constructed side entry pit, also delivered by Smart Plumbing, before continuing along the road into an existing council pit. In addition, we supplied and installed a new 100mm water main from across the road.

All works were carried out to VicRoads standards, including saw cutting and asphalting. We installed a 300mm reinforced concrete pipe and 100mm water mains below the ground, all laid with a pipe laser to be millimetre perfect.

In addition to complex construction, this project presented several logistical challenges, from arranging permits to working in a tight time-frame. The scale of our works required closing the road, which in turn meant coordinating with local buses to allow access every 20 minutes. We also needed to ensure that our digging works did not interfere with belowground gas mains.

Nearby residents were informed, traffic management plans were approved by council, and hours of pre-site planning ensured everything ran to schedule. The water authority committed to our plan, and council inspections were carried out during our works. Through careful planning and focused work, Smart Plumbing was able to complete the scope of works in less than three days, including road asphalting and reopening each afternoon, with no delays and no complaints from the local council or residents.
